Material is ordered, cut and used against a repeated production sequence rather than site by site, offcuts are captured and reused across the run, and nothing is damaged by weather before installation. Waste streams are also segregated at the source, which makes recycling achievable rather than aspirational.
Construction generates a large volume of waste, and most of it is not deliberate. It is offcuts, damage and material spoiled before it was ever installed.
Moving the build indoors addresses each of those directly, and it is worth being specific about how rather than making a general claim.
Where site waste actually comes from
**Offcuts.** Every sheet, length and board cut to fit produces a remainder. On a single site, that remainder usually has no next use and goes in the bin.
**Weather damage.** Material delivered and stored outdoors, or installed and then rained on before the building is closed. Plasterboard, insulation, timber and flooring are all vulnerable and all commonly written off.
**Over-ordering.** Ordering generously because running short stops a trade. The excess is left over and frequently discarded.
**Damage in handling.** Material moved several times across a site, up levels, through openings.
**Rework.** Work that was done wrong and had to be removed. This is waste of both material and labour, and it is the largest hidden component.
What a production environment changes
**Offcuts have a next use.** The same module type is built repeatedly, so a remainder from one has a place in the next. On a single site it is rubbish. In a run it is stock.
**Nothing is weather damaged.** Material is stored and installed under cover, in a climate-controlled environment. It is never rained on and never installed wet.
**Ordering is against a known quantity.** A repeated production sequence produces accurate take-offs, so the over-ordering margin narrows.
**Handling is short and controlled.** Material moves from store to station, not across a site.
**Rework drops** because the work is done at a fixed station, to the same documentation, and inspected before it is covered.
Segregation is the practical part
Waste that is separated where it is generated can be recycled. Waste mixed in a single site bin usually cannot.
A production facility has streams for timber, steel, plasterboard, packaging and general waste as part of the process, because the work is stationary and the streams can sit beside it.
Reproducing that on a site is possible and it depends on discipline every day, from every trade, under time pressure.
What we do not claim
We do not publish a waste reduction percentage, and we would rather say why than quote one.
The number depends entirely on the project, the run length and what it is being compared against. A figure quoted without those conditions is marketing rather than measurement.
What is defensible is the mechanism: fewer offcuts wasted, no weather losses, less rework, and segregation at the source. Those are real and they are structural to the method rather than to any particular project.
The operational half
Waste during construction is a one-off. Energy use over the building's life is not.
A building that holds its temperature costs less to run every day it is occupied, and the execution of the insulation and the sealing is what decides whether the designed performance is actually delivered. That is covered in thermal performance, and over decades it outweighs the construction-phase figure by a wide margin.
The longest-lived decision
A building that lasts and can be adapted without demolition is the largest sustainability decision available.
Designing every stream to the Specialist Disability Accommodation standard means the provisions a dwelling may need in fifteen years are already present, so the change is a fitting rather than a construction project.
Not needing to rebuild is worth more than any efficiency in how the building was built.
