The foundation is the one part of a modular building that cannot be adjusted after the modules arrive. It has to be right before they do.
How do foundations work when the building is built off site?
Foundations are designed and constructed on site while modules are fabricated in parallel. Because the modules are already built to fixed dimensions, the foundation set-out has to hold a fine tolerance, so survey control and verification before delivery are part of the programme rather than a formality.
In conventional construction, the frame is built on the foundation, so the frame accommodates whatever the foundation turned out to be.
In volumetric modular the sequence reverses. The building already exists when it arrives, so the foundation has to match it, not the other way around.
That single fact governs the whole groundworks programme.
Tolerance is the difference
A conventional slab that is out by a small margin is absorbed by the trades that follow. Walls get packed, frames get adjusted, and nobody knows.
A module set on a foundation that is out by the same margin does not fit its neighbour. The error is not absorbed, it is accumulated across every module that follows.
So set-out is surveyed, verified and recorded before delivery rather than checked afterwards. This is not extra caution. It is the step that makes the installation a lift rather than a negotiation.
What the foundation actually is
The system is a design decision driven by ground conditions, not by the method. Reactive soils, fill, rock, water table and slope all change the answer, exactly as they would for conventional construction.
What modular changes is the load path. Module loads arrive at defined points rather than as a continuous line, which the foundation design accounts for from the start.
On sloping ground, the foundation absorbs the fall so the modules sit level. That is one of the reasons topography is less of an obstacle than people expect, and it is why the geotechnical investigation belongs early.
The parallel programme
Site preparation and module fabrication run at the same time. This is where the programme reduction of up to 60 percent originates, and the groundworks are the site half of it.
While the modules are being built indoors, the site is being cleared, the foundations designed and poured, the services run to their positions and the crane standing prepared.
The two streams converge on the installation date. Neither waits for the other, which is the mechanic that a sequential on-site programme cannot reproduce.
Services in the ground
Hydraulic and electrical services are stubbed up to positions that correspond to penetrations already built into the modules.
These positions come out of the design documentation, which is why the design has to be resolved before either stream begins. A service in the wrong position is a much larger problem when the thing it has to meet is already manufactured.
Weather
Groundworks are the part of the programme still exposed to weather, and they are a smaller proportion of it than in conventional construction.
Where a conventional programme has months of weather-exposed work, a hybrid programme has the site works only, with the building itself in production regardless of conditions. That is a real reduction in programme risk rather than a rhetorical one.
What this asks of the site team
Precision earlier than usual, and survey verification as a gate rather than a record.
The turnkey programme carries both halves, which is what allows the tolerance question to be settled internally instead of between two contracts.
